## Why does an outdoor spigot burst when the pipe inside the house does not?

An outdoor faucet froze and burst because the water sitting in the exposed run of that line had nowhere to go when it turned to ice. Water expands by roughly nine percent as it freezes, and in a dead-end pipe that expansion has to go somewhere, so it splits the tube wall or cracks the brass body of the spigot.

The pipes inside the house survive the same night for two reasons. They sit inside the heated envelope, and they belong to a system that moves every time somebody runs a tap. A hose bib is the opposite on both counts. It is the one fixture mounted through the exterior wall, one end standing in the weather, and the water in it can sit still for months.

So the spigot is the first thing in the plumbing to fail on a cold night, and it fails silently. Ice forms first at the outside end, where the metal is coldest, and that plug seals the tube. Water still liquid behind it keeps freezing and expanding until the weakest point opens. Copper opens as a slit an inch or two long; brass cracks near a thread. Neither leaks a drop while it is still frozen, which is why nobody hears anything that night.

## What is a frost-free sillcock, and why does a hose left attached defeat it?

A frost-free sillcock is a hose bib with a long stem. The handle and the spout are outside, but the working valve seat sits eight to twelve inches back, inside the rim joist where the house is warm. Close the handle and the seat shuts in heated space, then the tube between the seat and the spout empties itself through the spout, because a correctly installed sillcock is pitched slightly downhill.

Self-draining is the entire design, and a garden hose cancels it. A hose full of water, threaded onto the spout, seals the only opening that tube has. The trapped water cannot fall out, and no air can get in behind it, the same effect that holds liquid in a straw when you cap the top with your thumb. The tube stays full, and the first hard freeze turns it into a column of ice inside the wall.

A frost-free model is not a reason to stop thinking about the spigot. The protection is conditional, and the condition is that the line can drain. Older Northern Virginia houses often have a plain hose bib with no long stem, which is less forgiving still.

## Where exactly does the split happen, and what does it soak first?

Almost always inside the rim joist cavity, in the last few inches of tube before the valve seat, or at the seat itself. That is the stretch that stays full when a hose traps the water, and nobody can see it. From outside, the spigot looks untouched and the handle still turns.

Water that escapes there lands on framing and insulation long before it reaches a floor. The band board and sill plate take it first, then the fiberglass batt in the joist bay, which holds water like a sponge and hides the evidence while it does. From there it runs along the top of the foundation wall and wicks into the subfloor edge. In a finished basement the ceiling holds it until the seam stains through.

The water is clean when it leaves the pipe, Category 1 under the ANSI/IICRC S500 standard, but it does not stay that way inside a closed cavity. Wet wood and paper-faced insulation are food, and a rim joist in winter is cool, still and dark. EPA guidance is that when wet or damp materials are dried within 24 to 48 hours of a leak, in most cases mold will not grow. A cavity wet since a February thaw is long past that.

## Why do you not find out until spring?

Because on a frost-free sillcock the split usually lands downstream of the valve seat, on the side that carries no pressure while the handle is closed. All winter it sits open to the air with nothing pushing water through it. Then somebody opens the handle in April to rinse a deck. House pressure crosses the seat for the first time since autumn, and the cavity fills while they stand outside wondering why so little reaches the spout.

The other timing is faster. A crack behind the seat, on the pressurized side, starts leaking the moment the ice thaws, which here can be two days after the freeze rather than two months. That one announces itself with a ceiling stain or a water bill nobody can explain.

Northern Virginia gets the worst version of both. Our winters run in freeze and thaw cycles, nights in the low twenties followed by an afternoon in the fifties, rather than one long deep freeze. ## What are the signs before the ceiling gets wet?

There is usually a warning, and it is almost always inside rather than outside. Anyone with an unfinished basement can check the band board directly in from each spigot with a flashlight once a month, which catches most of these before the drywall is involved.

A moisture meter turns that check into a number. Dry framing in a heated basement reads in the single digits to low teens on a pin meter. A wet band board pegs near the top of the scale, and the reading climbs toward the spigot penetration and falls away a foot either side. That gradient is the tell, not any single reading.

## What is the October shut-down sequence, step by step?

Do it before the first night below about 28 degrees, which around Fairfax, Loudoun and Prince William usually means late October or early November. Each spigot takes about ten minutes. Work the sequence in order, because the order is what empties the line.

- 1. Unscrew every garden hose, splitter, timer, quick connect and decorative cap. Nothing stays threaded on the spout through winter.
- 2. Drain the hose by walking it out or hanging it over a rail, then coil it and store it off the ground.

- 4. Go back outside, open the spigot all the way, and leave it open until it stops running. Two or three minutes of dribble is normal.

- 8. Fit an insulated cover over the bib, snug against the siding.

## Do you need an interior shutoff valve, and how do you find it?

You can protect a line without one, but a dedicated interior shutoff makes winterizing far easier. Start on the basement ceiling near the rim joist, directly in from the spigot. Measure from an outside corner to the spigot, come inside, measure the same distance along that wall, then follow the copper.

You are looking for a small valve on a branch line, either a lever-handle ball valve or an older multi-turn gate valve, usually with a brass cap the size of a thumbnail on the body. That cap is the bleeder, and it lets the trapped water out. Tag it with the spigot it serves once you find it.

## What do insulated covers and heat tape actually do?

An insulated cover buys margin, not immunity. It slows how fast the metal gives up heat and blocks wind, which is what makes a 25 degree night behave like a colder one. It adds no heat of its own. A foam cover fitted over a spigot that still has a hose on it is decoration.

Heat cable has a narrow, real place: a line that genuinely cannot be drained, such as a bib fed from an unheated crawl space with no accessible shutoff. Treat it as the appliance it is. Use only a product listed for that application, follow the manufacturer's instructions exactly, power it from a ground-fault protected outlet, and check the jacket every autumn for cracks or scorch marks. Never wrap it on a hose, and never leave it running unwatched for a season.

## What should you do the moment you see water below the spigot line?

Stop the water first. If the leak started the second you opened the outdoor tap, close that tap. If it keeps coming, close the interior shutoff for that line, and if it will not hold, shut the main valve where the service line enters the house. Everyone in the house should know where that main is.

Then protect people and evidence. Keep everybody off wet stairs and out from under a sagging ceiling, and kill power to any circuit feeding the wet area. Photograph the scene before you move anything, including the hose still threaded on the spout, because that photograph explains the cause better than any later description. Pull the soaked fiberglass out of the joist bay and bag it.
