## What does 'waterproof' actually mean on a vinyl plank box?

Water under vinyl plank flooring is a subfloor problem, not a flooring problem. The word waterproof on the box describes one thing only: the plank, a solid vinyl or composite core that will not swell, delaminate or cup when it gets wet. It says nothing about the plywood or OSB beneath it, the foam underlayment, the adhesive, or the wall cavity the water runs into on its way past.

That is a real property. Laminate has a compressed wood-fiber core, so a soaked laminate plank swells at the edges and is finished. An LVP plank can sit in water, dry off, and go back down looking the same. Homeowners hear that and conclude the floor is immune to a dishwasher line letting go.

The assembly is what fails. A floor is a stack: finish layer over underlayment over subfloor panel over framing. Only the top layer of that stack is waterproof. Once water crosses a seam it sits on the plywood, under a sheet of vinyl that now works as a vapor barrier holding it there. The floor looks fine from above for weeks while the panel below stays wet enough to grow mold.

- Waterproof covers: the plank core, the wear layer, the printed film between them
- Not covered: the seams between planks, the perimeter gap at the wall, any transition strip
- Not covered: foam or cork underlayment, the plywood or OSB subfloor, the adhesive

## How does water get under a click-lock floor in the first place?

Water gets under a click-lock floor through the joints and the perimeter, and it moves fast once it finds either. A click-lock seam is a mechanical fit, not a gasket. It sheds a spill you wipe up in a minute. It does not hold back a supply line that has run for an hour, because the water needs only one low seam.

The perimeter is the bigger route. Every floating floor is installed with an expansion gap around the room, hidden behind the baseboard. That gap is an open channel to the subfloor along every wall. Water that reaches a wall line goes straight down, then spreads sideways under the field. The wet area below is almost always larger than the wet area you can see.

The usual sources in Northern Virginia homes are boring and repetitive. Ice-maker lines. Dishwasher supply connections. Washing machine hoses on an upstairs laundry. Water heaters in a finished utility closet. ## What happens to the plank itself, and what happens underneath it?

The plank comes through almost every loss intact. The repair decision turns on which layer under it got wet and for how long. Plywood and OSB both gain moisture quickly and give it up slowly. OSB swells at the panel edges and does not recover its thickness when it dries.

Underlayment is the quiet problem. Attached pad or a separate foam sheet holds water against the subfloor, and it will not dry through the vinyl above it. Cork is worse, because it is organic and stays wet. When we lift a floor two weeks after a leak, the plank backs are usually clean and the pad is the thing that smells.

## Why does glued-down LVP behave differently from floating LVP?

Glued-down LVP and floating LVP fail in opposite ways, and the installation method decides most of what happens next. A floating floor is not fastened to anything. It sits on the subfloor, held together by its own locking joints, so it can be taken up in reverse order and put back down.

Glue-down is a bonded system. The plank is stuck to the subfloor with a pressure-sensitive adhesive, and that adhesive is water sensitive by design. Once moisture reaches the glue line it re-emulsifies, the bond fails, and planks release or curl at the corners. The adhesive also seals the subfloor surface, so trapped water has nowhere to evaporate to except sideways.

The repair consequence is direct. Glue-down planks almost never come up clean. Removal breaks them, and the residue has to be scraped or ground off before anything new goes down. Floating floors give you a real chance at relaying the same material, which is the biggest cost difference between the two.

## How do you tell whether the subfloor is wet without pulling the floor?

You read the assembly from the edges and from below, with a meter rather than your hand. A vinyl surface feels dry within minutes of a spill, which is why homeowners underestimate these losses. The reading that matters is taken around the covering, not on top of it.

The fastest honest check is the baseboard. We pull a short length of shoe molding at the lowest point of the room and look into the expansion gap with a flashlight. A damp gap, a dark plywood edge, or a pinless meter reading high against the exposed subfloor means water is under the field. Elevated is always relative, so every reading gets compared to a dry standard in an unaffected room.

Below the floor is the other half of the picture. From a basement or crawl space, a thermal camera shows the cool signature of an evaporating panel. Thermal imaging does not see moisture, only temperature difference, so the camera narrows the search and the meter proves it.

Then there are the signs that need no tools. Any of these means water has been under the floor a while.

- Planks that have started to lift, lip or separate at a seam
- A musty smell that gets stronger near the floor or at the baseboard
- Baseboard or shoe molding swelling or lifting away from the wall

## Can a floating LVP floor be lifted and reinstalled?

Often, yes, and it is the outcome worth pushing for on a floating floor, but nobody can promise it before they see the material. Reuse depends on the locking profile, on the age of the floor, and on how many planks survive the trip up without damage to their tongues.

The method matters more than the material. Planks come up in reverse installation order, starting from the last row laid. They get stacked flat on protected surfaces and numbered, so the same plank goes back in the same place. Pulled apart at the wrong angle, a click profile chips, and a chipped tongue will not lock again.

The limits are worth saying plainly. Thin locking profiles on budget products reduce the odds, and so do older floors and glue-assisted click installations. Some products are single-use by design. If half the planks survive and the floor is no longer in production, you are buying a whole floor anyway.

## How long before trapped moisture becomes a mold problem?

EPA guidance is to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth, and an LVP assembly holds that window open far longer than an exposed floor would. The vinyl above acts as a vapor retarder. Water that would have evaporated off bare plywood in a day instead sits between the pad and the panel with nowhere to go.

What grows there is on the organic components rather than on the vinyl. Foam or cork pad. The glue line. The plywood face veneer. The bottom edge of the drywall where the water reached the wall. The smell arrives before anything visible does, because the growth is under an intact-looking floor.

This is why a leak that gets mopped up and forgotten turns into a mold call weeks later. The homeowner sees a dry floor and has no reason to think otherwise. Then the room develops an odor, a corner goes soft, and the question is no longer drying but remediation under the ANSI/IICRC S520 standard, which is a different scope of work.

## What does drying an LVP assembly actually involve?

Drying an LVP floor means getting air to the wet layer, and the wet layer sits under a sheet of plastic. Blowing air across the top of a vinyl floor accomplishes nothing. Restoration work follows the ANSI/IICRC S500 standard for water damage restoration, and the practical problem here is a familiar one: a wet assembly under a vapor-retarding finish either gets opened or gets dried through a specialty system.

In practice there are three routes. Lift the floor and dry the subfloor in open air, which is fastest and most certain. Apply a floor drying mat system, which seals to the surface and pulls air through the assembly under vacuum, so the subfloor dries with the covering in place. Or dry the panel from below where it is reachable.

Whichever route, the room gets dehumidified and the readings are logged daily against the dry standard until the materials meet it, not until they look dry. Our average dry-out runs about 4.5 days, and a vapor-retarding covering does not speed that up. Baseboard usually comes off so the wall cavity can be checked too.

## Is LVP water damage covered by homeowners insurance?

It depends on how the water got there, and that distinction does more work than any other factor in the claim. Most homeowners policies respond to sudden and accidental discharge from a plumbing system or an appliance, which is what a burst supply line or a failed dishwasher connection is. The same policies typically exclude long-term seepage, deferred maintenance, and flooding, which is a separate policy under the National Flood Insurance Program.

The trap with vinyl plank is the word gradual. A slow supply-line drip that ran for months under an intact-looking floor is the scenario carriers question, and the fact that the surface hid it does not change how the loss gets classified. Documentation from day one protects you: dated photographs before anything moves, the moisture readings, and a scope that separates what was dried from what was removed.

Three things push a job toward replacement. Adhesive failure, because the bond does not come back. Discontinued product, because a patch in an open-plan ground floor is visible from three rooms away. And subfloor damage bad enough that panels are coming out anyway, at which point the covering above them comes off regardless.
