## How to choose the best water damage restoration company in Fairfax County

This page is not a ranking of Fairfax County restoration companies. Put the same six checks to every company you call, including us. The right-hand column is Restoration Doctor's own answer to each.

### A license you can look up

What to check: Ask for the license number and the exact legal name, then look both up on the Virginia DPOR license lookup before you sign. Similar company names are common in Northern Virginia, and the number is the part that cannot be borrowed.

Restoration Doctor: Virginia DPOR Class A contractor license 2705191604, held by VA Water Damage LLC dba Restoration Doctor, with home improvement and residential building specialties. The brand on the trucks is Restoration Doctor; VA Water Damage LLC is the entity on the license and the contract.

### An arrival time with its condition attached

What to check: Ask for the stated arrival time in writing and ask what it depends on. A short drive on a Fairfax County map can be a long one on I-66, the Beltway or Route 7 at rush hour, so a promise with no condition tells you very little.

Restoration Doctor: We can be on-site in as little as 60 minutes across the Northern Virginia core. Response times vary based on crew availability and demand. A person answers 1-888-293-5663 at any hour.

### A named standard, and a way to know the structure is dry

What to check: Ask which standard the work follows and how the crew will know your house is dry. A specific answer names ANSI/IICRC S500 for water and S520 for mold and talks about daily readings, not a number of days.

Restoration Doctor: IICRC-certified · S500 / S520-aligned. Drying is finished when documented moisture readings reach the dry standard for each material, not when a set number of days has passed.

### Records you can read

What to check: Ask what you will actually receive: daily moisture readings, time-stamped photographs, an equipment log and a line-item estimate you can set beside other quotes.

Restoration Doctor: Crews photograph every phase with date and time stamps, record daily moisture logs and write the estimate line by line in Xactimate. We are hired by the property owner under a written agreement. We provide our photos, moisture readings and invoice to you and, at your request, your insurer.

### Payment terms in writing before work starts

What to check: Ask who the customer is, what is due at signing, when the balance is due and how it is paid. Terms that depend on a decision by a third party deserve a second question.

Restoration Doctor: You are the customer and the invoice is yours. A deposit is collected at signing and the balance is due when the work is complete. The full terms are in the billing answer below.

### Recent reviews, including the replies

What to check: Read recent Google reviews, the critical ones as well as the glowing ones, and see how the company answered. A rating with no count and no date tells you little.

Restoration Doctor: The top of this page shows our Vienna, VA Google listing with its current rating, review count and as-of date. Our site displays only the 4- and 5-star reviews and links to Google for the rest, so read those there too.

## Inside the Beltway and the older suburbs

Vienna, Fairfax, Annandale, Springfield, Burke and the older parts of McLean were built out mostly between the late 1950s and the 1970s, and the housing shows it: brick ramblers, split-levels and colonials, nearly all with full or walkout basements that families later finished into rec rooms and bedrooms. The plumbing behind those finished walls is the usual reason for a call. Galvanized supply lines corrode from the inside and pinhole, cast-iron drain stacks crack, and a subset of 1970s and 1980s homes were plumbed with polybutylene supply lines that tend to fail without warning.

A finished basement hides a slow leak well. By the time a stain shows on a ceiling or a baseboard swells, the water has usually reached the drywall, the carpet pad and the framing behind it, which is why the first useful thing a crew does is map the moisture instead of looking at the stain.

## Planned villages, townhomes and high-rise districts

Reston, Burke Centre, Centreville and Chantilly were laid out as planned communities, mostly from the late 1960s through the 1990s, with clustered townhomes, garden condominiums and single-family homes sharing amenities and a homeowner association. Two patterns repeat. Water heaters, washing-machine hoses and ice-maker lines from the 1980s and 1990s are reaching the end of their service life across whole subdivisions at once, and in attached homes a leak in one unit moves down and sideways through shared walls into the next.

Tysons and Reston Town Center are the vertical version. In a tower built since the Silver Line, the plumbing that serves one unit runs above the ceiling of another, so a single failed supply line can reach several floors, and the building's association and every affected resident may need the same records.

## Estates, wells, streams and slopes

Great Falls, Clifton, Oakton and parts of McLean and Lorton are low-density, wooded and hilly, and many properties run on a private well and septic system instead of public water and sewer. A well pump, a pressure tank or a water softener in a lower-level mechanical room can fail and flood the space around it, and a failing septic system turns a plumbing problem into a sewage cleanup.

Streams matter as well. Difficult Run, Pohick Creek, Accotink Creek, Cub Run and Bull Run drain much of the county, and homes near them take groundwater through basement walls after long rains on top of the usual plumbing and sump-pump failures. For many county basements the sump pump is a single point of failure, and unless it has battery backup it stops when the power does.

## Through the year in Fairfax County

Summer thunderstorms can drop heavy rain in under an hour, and a sump pump working hard is the first thing a power flicker takes out. Tropical remnants in late summer and fall soak the ground for days. Winter cold snaps split supply lines in unheated garages, crawl spaces and exterior walls, and spring thaws test every foundation wall. A weather-driven loss is often a combination of water from outside, a failed pump and a plumbing weakness that was waiting for a reason.

## Who to call about the public water and sewer system in Fairfax County

If the water is coming from the public side, the utility has to stop it, and we clean up inside. These numbers were copied from each utility's own website on October 26, 2026; check the site before you rely on one.

Fairfax County's wastewater page says to call the county before a plumber when you think a backup is in the county main, and that the private sewer lateral between a house and the main is the property owner's responsibility. The Town of Vienna and the Town of Herndon run their own water service (Herndon also its sewer), so if your bill comes from a town, call the town. The Town of Herndon's pages list no separate after-hours number.

## Getting a crew to you across Fairfax County

Crews are dispatched across our service area and reach Fairfax County by I-66, the Dulles Toll Road, Route 7, the Beltway, I-95 and the Fairfax County Parkway. Travel time is honest about geography: an address near Tysons is a different drive from one in Clifton or Lorton, which is why the arrival time above has a condition attached to it.

Three details help the first hour. In a townhome community or a tower, tell us about gate codes, parking and elevator reservations so the crew does not lose time at the curb. If the property is on a well or septic system, say so, because that changes the equipment and the order of work. And if you can reach the main water valve safely, close it before you call.

## Frequently asked questions

### Who is the best water damage restoration company in Fairfax County?

No neutral ranking of Fairfax County restoration companies exists on this site, and we do not rank ourselves. Compare every company you call on the same checks: license number, stated arrival time, IICRC standard, daily moisture records, written payment terms and recent reviews. This page states Restoration Doctor's answer to each one, with our live Google rating at the top.

### How fast can a crew get to my house in Fairfax County?

Emergency dispatch runs 24 hours a day. We can be on-site in as little as 60 minutes across the Northern Virginia core. Response times vary based on crew availability and demand. Travel time depends on your address and the traffic, so call 1-888-293-5663 and ask for an arrival estimate for your street.

### What should I do first if my basement is flooding in Fairfax County?

If you can do it safely, stop the source by closing the fixture valve or the main water valve, and stay out of standing water near outlets, the panel or appliances. Then call 1-888-293-5663. If you think the water is coming from a water main or the county sewer, the utility numbers above are the fastest way to report that part.

### Who do I call if sewage is backing up in Fairfax County?

Fairfax County says to call its 24-hour Customer Communications Center at 703-323-1211 before a plumber if you think the problem is in the county sewer main. If the county line is working normally, the cause is likely your private sewer lateral, and a plumber is the next call. The Town of Herndon runs its own sewer, so a Herndon address calls the town. We handle the contaminated-water cleanup afterward.

### How much does water damage restoration cost in Fairfax County?

It depends on the water category, the area affected, the materials involved and how many days of drying the structure needs. National cost guides from Angi and HomeAdvisor put most water damage restoration projects between $1,383 and $6,369, with sewage and large basements higher. Those are national figures, not our prices.

### Does Restoration Doctor bill my insurance company?

No. You pay us directly, and you owe the whole invoice, not only your deductible. A deposit equal to your deductible is collected at signing, and the balance is due when the work is complete, charged to the card placed on file. Pricing and payment terms are set out in your written agreement. We provide our photos, moisture readings and invoice to you and, at your request, your insurer.

### Which parts of Fairfax County do you serve?

We have a page for each of 15 Fairfax County communities: Vienna, Fairfax, McLean, Reston, Tysons, Springfield, Herndon, Great Falls, Chantilly, Centreville, Burke, Annandale, Lorton, Clifton and Oakton. Call 1-888-293-5663 to confirm service for any other address in the county.
