## How to choose the best water damage restoration company in Prince William County

We do not assert a ranking, and this site publishes no neutral list of Prince William County restoration companies. A fair comparison asks every company the same six things. Restoration Doctor's answers sit beside each one.

### A license number you can verify

What to check: Write down the license number and the exact company name, then check both on the Virginia DPOR license lookup. Do it before the contract is signed, not after the equipment is running.

Restoration Doctor: Virginia DPOR Class A contractor license 2705191604, issued to VA Water Damage LLC dba Restoration Doctor, with home improvement and residential building specialties.

### An arrival time that says what it depends on

What to check: From Woodbridge to Gainesville the county is a long drive on I-95, Route 1, I-66 and the Prince William Parkway. Ask for the company's stated arrival time in writing and for the conditions attached to it.

Restoration Doctor: We can be on-site in as little as 60 minutes across the Northern Virginia core. Response times vary based on crew availability and demand. A person answers 1-888-293-5663 at any hour.

### A written standard, and proof of dryness

What to check: Ask which IICRC standards the crew follows and how it decides the work is done. Readings that reach a target for each material are a better answer than a number of days.

Restoration Doctor: IICRC-certified · S500 / S520-aligned. Moisture is read daily, and equipment stays until the readings reach the dry standard.

### Records that someone else can read

What to check: Ask to see what a finished file looks like: photographs with dates, readings by room, an equipment log and an itemized estimate.

Restoration Doctor: Photographs with date and time stamps for every phase, daily moisture logs and a line-item Xactimate estimate. We are hired by the property owner under a written agreement. We provide our photos, moisture readings and invoice to you and, at your request, your insurer.

### Payment terms before the first piece of equipment

What to check: Ask who signs, what is due at signing and when the balance is due. A company that cannot say before the work starts is telling you something.

Restoration Doctor: The property is yours and so is the contract: you are the customer, a deposit is collected at signing and the balance is due when the work is complete. The full terms are in the billing answer below.

### Reviews with a count and a date

What to check: A star average means little without the number of reviews behind it and how recent they are. Read the replies as well as the praise.

Restoration Doctor: Our Vienna, VA Google rating, review count and as-of date are shown at the top of this page. Our pages display 4- and 5-star reviews only; Google has the full set.

## Planned communities from the 1960s to the 1980s

Dale City, Woodbridge and Lake Ridge grew as large planned communities in the 1960s, 1970s and 1980s: split-levels, ramblers and colonials, plus long runs of townhomes, nearly all with basements on sump pumps. Dale City was laid out in lettered sections whose street names share an initial, which still helps crews and residents navigate.

That housing is deep into its failure window. Supply lines, water-heater tanks and appliance connections from the original build are wearing out, and a finished basement turns a small leak into a large loss because carpet, pad, drywall and stored belongings all hold water. In the townhome sections a failure upstairs or in the basement reaches the neighboring unit through the shared wall.

## The newer communities in the west

Gainesville, Haymarket and Bristow were mostly built from the 1990s through the 2010s, along Route 29, I-66 and the Linton Hall corridor, in large communities such as Heritage Hunt, Dominion Valley and Braemar. Their failures are the failures of new houses: braided supply connectors, water-heater tanks reaching the end of their warranty, refrigerator and washing-machine lines, and sump pumps.

Haymarket adds a drainage factor the flatter parts of the county do not have. Homes on the slopes below the Bull Run Mountains see runoff arrive from above, and the town's historic core, founded in 1799, has older plumbing that fails inside walls and floors. Broad Run, Cedar Run and Lake Manassas put low ground in play across the western county.

## Rivers, reservoir and tidal water

The eastern edge of the county is on the water. Historic Occoquan sits on the Occoquan River and floods; Belmont Bay and Rippon Landing have waterfront condominiums and townhomes with their own flood-zone exposure; homes near the Occoquan Reservoir in Lake Ridge and low ground along Neabsco Creek carry the same risk. Losses there skew toward outside water, from storm surge, backed-up drainage or a river that rises, instead of plumbing alone.

Water that comes in from outside is treated as contaminated under IICRC S500, so the scope and the order of work differ from a burst supply line. A crew should scope a waterfront address for both an interior plumbing failure and an outside-water event, and tell you which one it is.

## The City of Manassas inside the county

Manassas is an independent city surrounded by Prince William County, with its own page on this site. Old Town is Victorian and early-1900s frame housing around the train depot, with plaster walls, solid-wood trim and masonry foundations that hold moisture and need preservation-minded drying. Around it are 1970s to 1990s subdivisions and townhome developments, and Bull Run and Broad Run bring storm-driven flooding to the low ground.

## Who to call about the public water and sewer system in Prince William County

If the water or sewage is coming from the public side, the utility has to deal with that part, and we clean up inside. These numbers were copied from each utility's own website on October 26, 2026; check the site before you rely on one.

| Problem | Who to call | Number |
| --- | --- | --- |
| Water main break, a broken pipe in the street, or a sewage backup into the house, Prince William Water customers | Prince William Water Emergency Dispatch | 703-335-7990 (24 hours) |
| Water or sewer emergency, City of Manassas customers | City of Manassas Utilities Department; after hours, its emergency line | 703-257-8219 (weekdays, 8:30 a.m. to 5 p.m.); after hours, 703-257-8353 |

- [City of Manassas, Utilities Department](https://www.manassasva.gov/utilities/)

Prince William Water's guidance for a sewage backup is to stop using water in the house, seal the sink, tub and floor drains, ask neighbors whether they see slow drains too, and then call its emergency dispatch. If in doubt, it says to call. If your water bill does not come from Prince William Water, call the utility named on it.

## Getting a crew to you across Prince William County

Crews are dispatched across our service area and reach the county by I-95, Route 1, Route 234, the Prince William Parkway, I-66 and Route 29. An address in Dale City and one in western Gainesville are very different trips, which is why the arrival time above carries a condition.

Tell us if the home is in a gated community, if the water is in a basement or an upper floor, and whether the house is waterfront. In a townhome section, tell us whether the neighboring unit is wet as well.

## Frequently asked questions

### Who is the best water damage restoration company in Prince William County?

No neutral ranking of Prince William County restoration companies exists on this site, and we do not say we are first. Ask every company the same six questions: license number, stated arrival time and its conditions, standard followed, records provided, payment terms and recent reviews. This page gives Restoration Doctor's answers.

### How fast can a crew get to Woodbridge, Dale City or Gainesville?

Dispatch runs 24 hours a day. We can be on-site in as little as 60 minutes across the Northern Virginia core. Response times vary based on crew availability and demand. The county is long, so call 1-888-293-5663 and ask for an arrival estimate for your street.

### Do you serve the City of Manassas as well as Prince William County?

Yes. Manassas is an independent city surrounded by Prince William County, and it has its own page on this site. Crews are dispatched across our service area, so call to confirm availability for your address in Manassas or anywhere nearby.

### Why are waterfront losses in Woodbridge and Lake Ridge handled differently?

Water from a river, a reservoir or storm surge is outside water, and IICRC S500 treats it as contaminated. A crew scopes a waterfront address for an interior plumbing failure and for an outside-water event, then sets the cleaning and drying plan to match.

### Who do I call for a water or sewer emergency in Prince William County?

Prince William Water lists a 24-hour emergency dispatch line, 703-335-7990, for water main breaks, broken pipes in the street and sewage backups. Call it for the public side. If your water bill comes from the City of Manassas, use the city's number in the table above. For cleanup and drying inside the house, call us.

### Does Restoration Doctor bill my insurance company?

No. You pay us directly, and you owe the whole invoice, not only your deductible. A deposit equal to your deductible is collected at signing, and the balance is due when the work is complete, charged to the card placed on file. Pricing and payment terms are set out in your written agreement. We provide our photos, moisture readings and invoice to you and, at your request, your insurer.
