## The first minutes after a pipe bursts

1. **Shut off the main water valve**: Fairfax Water's guide says the main valve is normally where the water line enters the home through the foundation, and that everyone in the household should know how to shut it off. Closing it stops the supply to the burst.
2. **Stay clear of water near electricity**: If the burst is above outlets, light fixtures or the panel, or water is running through a ceiling, keep away from them and cut the power at the breaker only if you can reach it dry.
3. **Call a plumber for the pipe**: The repair is a plumber's job. Ask the plumber for an itemized invoice and keep it; some utilities ask for repair receipts before they consider a bill adjustment.
4. **Call us for the water**: Call 1-888-293-5663. A crew removes standing water, finds where else it went and dries the structure. Tell us the floor, the room and when the valve was closed.
5. **Look for the water you cannot see**: Water from a burst pipe runs along joists, down wall cavities and into the ceiling below. A stain is usually not where the water stopped.
6. **Photograph the damage**: Photograph each affected room and the pipe itself, for your own records, before anything is moved.

## Why pipes burst in Northern Virginia homes

Two causes account for most calls. The first is age. Many homes built from the 1950s through the 1970s have galvanized supply lines that corrode from the inside and pinhole, cast-iron drains that crack, and in some 1970s and 1980s houses polybutylene supply lines that tend to fail without warning. The second is cold: winter snaps split pipes in unheated garages, crawl spaces and exterior walls.

Newer houses fail at different points. In communities built from the 1990s onward the usual culprits are braided supply connectors, washing-machine hoses, refrigerator and ice-maker lines and water-heater tanks near the end of their warranty. In a townhome or condominium, a failure upstairs runs through the shared wall or ceiling into the next unit.

## What Fairfax Water says about frozen pipes and winter

Fairfax Water's winterizing advice is practical: locate and mark your main valve and check that it works, shut off and drain the pipes to outside faucets using the valves inside the house, insulate pipes in unheated spaces, and keep the thermostat at a reasonable temperature if you will be away. It also says never to thaw a frozen pipe with an open flame or torch, and, if you cannot keep heat in the house, to turn off the main supply and drain the plumbing.

## Whose pipe it is, and your water bill after a leak

Fairfax Water says the meter and its settings belong to the utility, and that your plumbing is every pipe and fixture on your property from the meter or valve near the street to the faucets inside the house. A burst between the meter and your faucets is in your plumbing, not the utility's.

The same utility offers a one-time courtesy adjustment for unusually high charges caused by a leak, on conditions: the leak is promptly and properly repaired, you send written proof of the repair such as a receipt or invoice, and you have not had an adjustment in the previous five years. Other utilities have their own rules, so ask yours.

## Frequently asked questions

### Who do I call first when a pipe bursts in my house in Northern Virginia?

Close the main water valve if you can reach it safely, then call a plumber for the pipe and Restoration Doctor at 1-888-293-5663 for the water. If the burst is in the street or at the meter, call your water utility's 24-hour line instead.

### Where is my main water shutoff valve?

Fairfax Water says it is normally where the water line enters your home through the foundation. Find it and mark it before you need it, and make sure everyone in the house knows where it is and how to turn it.

### How fast can a crew get to a burst pipe in Northern Virginia?

Dispatch runs 24 hours a day. We can be on-site in as little as 60 minutes across the Northern Virginia core. Response times vary based on crew availability and demand. Closing the main valve before the crew arrives keeps the loss smaller.

### Can I thaw a frozen pipe myself?

Fairfax Water says never to use an open flame or torch on a frozen pipe. If you cannot keep heat in the house, turn off the main supply and drain the plumbing. A pipe that has already split will leak when it thaws, so be ready at the valve.

### How much does a burst pipe cost to fix?

Angi's national cost guide, updated September 2026, puts repairing a burst pipe and the associated damage at $1,000 to $4,000. That is a national figure, not our price, and a pipe that ran into a finished basement or a ceiling can cost more. The cost guide linked below gives the sources.

### Will my water utility adjust a bill after a leak?

Some do. Fairfax Water offers a one-time courtesy adjustment if you promptly repair the leak, send proof of repair and have not had an adjustment in the previous five years. Ask your own utility about its rules, and keep the plumber's invoice.
