## What drives the price

Four things move a restoration quote more than anything else. The first is the water category: clean supply water costs least to treat, gray water adds antimicrobial treatment and disposal, and Category 3 water, sewage or outside floodwater, costs most because porous materials come out and the work follows biohazard protocols. The second is the area: extraction, equipment and days all scale with square footage.

The third is what the water touched. Concrete and tile shrug off water, while hardwood, cabinetry and finished basements do not. The fourth is time: the same loss costs far less dried on day one than found on day five, when demolition and mold remediation enter the scope. Starting within the first day keeps materials on the salvage side.

The EPA's guidance is to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth.

## What is different about a Northern Virginia quote

A quote here can land outside a national range for reasons the national figure does not see. Many homes have finished basements, so there is more to remove when water arrives. Older buildings, and any home built before 1978 for lead paint, often need materials tested before demolition, which is a separate line. Towers and condominiums add access, elevator and association requirements, and a leak can cross unit lines.

None of that makes a local quote worse or better. It means the useful question is not the total but what is in it, so ask for the estimate itemized, with what is removed, what is dried in place, the equipment and the days.

## How to compare two quotes

1. **Compare the same scope**: Check that both quotes remove and dry the same things. A lower number that dries in place what the other removes is not a lower price for the same work.
2. **Compare equipment and days**: Ask how many air movers and dehumidifiers will run, and for roughly how many days. Under-equipping is how a manageable loss becomes a mold project.
3. **Ask what is separate**: Testing of older materials, contents work and reconstruction are often priced apart from mitigation. Ask what is and is not in the number.
4. **Read the payment terms**: Ask who the company's customer is, what is due at signing and when the balance falls due. Terms that depend on a third party's decision deserve a second question.

## How Restoration Doctor bills

This page publishes no Restoration Doctor prices, because the price depends on a loss that has to be inspected. The estimate is written line by line in Xactimate, and the pricing and payment terms are set out in your written agreement before work starts.

You pay us directly, and you owe the whole invoice, not only your deductible. A deposit equal to your deductible is collected at signing, and the balance is due when the work is complete, charged to the card placed on file. Pricing and payment terms are set out in your written agreement.

We are hired by the property owner under a written agreement. We provide our photos, moisture readings and invoice to you and, at your request, your insurer. Coverage depends on your policy and your insurer's decision. Questions about coverage belong with your insurer, your agent, or a licensed public adjuster or attorney.

## Frequently asked questions

### How much does water damage restoration cost in Northern Virginia?

Published national guides put most projects between $1,383 and $6,369, with an average of $3,868, and the full range at $450 to $16,000. Northern Virginia quotes can fall outside that range, because the water category, the area, the materials and the drying days decide the price. Ask for any quote itemized.

### Why does a flooded basement cost more than a burst pipe on one floor?

More area, more materials and often a worse water category. HomeGuide lists flooded basement cleanup at $4 to $12 per square foot, and Angi puts a basement with two feet of sewage at $2,800 or more, against $500 to $1,500 for an inch of clean water from a burst pipe.

### How much does mold remediation cost?

Angi's national guide puts most projects between $1,223 and $3,758, with an average of $2,369, and lists attics at $1,000 to $4,000 and basements at $500 to $3,000. Testing is priced separately. These are national figures, not our prices.

### Why do restoration quotes differ so much?

Usually because the scopes differ. One company may have measured moisture and found hidden damage while another priced the visible surface, or one removes what another dries in place. Compare the line items, the equipment and the days, not the totals.

### Who pays for water damage restoration?

You pay us directly, and you owe the whole invoice, not only your deductible. A deposit equal to your deductible is collected at signing, and the balance is due when the work is complete, charged to the card placed on file. Pricing and payment terms are set out in your written agreement. We provide our photos, moisture readings and invoice to you and, at your request, your insurer.

### How can I keep the cost of water damage down?

Start drying within the first day. EPA guidance is to dry water-damaged materials within 24 to 48 hours, and every day of delay moves a loss toward a larger scope. Stop the source if it is safe to do so, and call a crew before the water has time to spread into walls and floors.

### Does Restoration Doctor publish its prices?

No. A price depends on a loss that has to be inspected. The estimate is a line-item Xactimate document, and pricing and payment terms are set out in your written agreement before work starts. The national ranges above are for reference only.
