How to choose the best water damage restoration company in Loudoun County
There is no neutral ranking of Loudoun County restoration companies here, and we do not assert one. What you can do is ask every company the same questions. These are the six that matter most, with Restoration Doctor's own answers beside them.
A license that checks out
What to checkGet the license number and the legal name of the company, then search both on the Virginia DPOR license lookup before work begins. In Loudoun County, as anywhere, the number is the quickest way to tell a real contractor from a lookalike.
Restoration DoctorVirginia DPOR Class A contractor license 2705191604, issued to VA Water Damage LLC dba Restoration Doctor (home improvement and residential building specialties). Restoration Doctor is the brand; VA Water Damage LLC signs the contract.
How long it takes, and on what conditions
What to checkLoudoun is spread out, and Route 7, the Dulles Greenway and Route 28 can all back up at rush hour. Ask what arrival time the company states, in writing, and what could change it for your address.
Restoration DoctorWe can be on-site in as little as 60 minutes across the Northern Virginia core. Response times vary based on crew availability and demand. Dispatch is staffed around the clock; call 1-888-293-5663 and ask about your address.
A standard the work is held to
What to checkAsk what the crew follows and what counts as finished. The answer should name the IICRC standards and describe moisture readings taken until each material reaches a target, not a fixed number of days on site.
Restoration DoctorIICRC-certified · S500 / S520-aligned. Equipment comes out when the readings say the structure is dry.
Documentation, not just a final bill
What to checkAsk for a sample of what you will receive: readings by room and by day, dated photographs, what equipment ran and for how long, and an estimate with a line for each item.
Restoration DoctorPhotographs with date and time stamps for every phase, daily moisture logs and a line-item Xactimate estimate. We are hired by the property owner under a written agreement. We provide our photos, moisture readings and invoice to you and, at your request, your insurer.
Who pays, and when
What to checkBefore you sign, ask who the company's customer is, what is collected at signing and when the balance falls due. Be careful with any answer that leaves the amount to someone else's decision.
Restoration DoctorYou sign the work authorization, so you are the customer and the invoice is yours. A deposit is collected at signing and the balance is due when the work is complete. The complete terms are in the billing answer below.
What other customers say, and when they said it
What to checkLook at how many recent reviews a company has, not just the star average, and read how it responds when a customer is unhappy.

Young houses, and the failures that come with them
Most of eastern Loudoun was built from the mid-1990s onward, in large homeowner-association communities of two- and three-story colonials and attached townhomes, almost all with basements that families finished. These houses do not fail the way a 1950s rambler does. The usual causes of a call are braided supply connectors, water-heater tanks near the end of their warranty, refrigerator, ice-maker and washing-machine lines, and sump pumps.
Because so many of the original appliances and fixtures went in during the same few years, they tend to wear out in the same few years, street after street. A large house with a laundry and several bathrooms upstairs also gives a leak two or three floors to travel through, so a failure at two in the morning can reach every level before anyone is awake.
Clay soil, a high water table and the sump pump
Eastern Loudoun sits on flat clay soils that drain slowly and hold water, so most basements in Ashburn, South Riding and Sterling depend on a sump pump to stay dry. When a pump fails, loses power in a storm or is overwhelmed by a long rain, water comes up at the joint between the slab and the wall and spreads across the finished space.
Water that has come in from outside is treated as contaminated under IICRC S500, which changes the scope: carpet, pad and the lower part of the drywall usually come out instead of being dried in place, and the space is cleaned before drying equipment is set. The sooner a crew starts, the less of the finished basement has to be removed.
Historic Leesburg, Sterling Park and the floodplains
Historic downtown Leesburg is built of 18th- and 19th-century brick, stone and frame, with original plaster walls, solid-wood trim and hand-built basements that predate modern drainage by a century. Those materials hold moisture, and they need drying that protects them instead of gutting them. Tuscarora Creek has a history of flash flooding in town, and homes near the Potomac and Goose Creek carry floodplain exposure of their own.
Sterling Park, which began in 1962, is the older side of Sterling: modest ramblers and split-levels where original galvanized supply lines are still in service. Countryside, the Cascades communities and the enclaves along the Potomac are newer two- and three-story homes with finished basements on sump pumps.
Through the year in Loudoun County
Spring and summer storms are sump-pump season. Winter cold snaps split supply lines in garages, crawl spaces and exterior walls, and large houses with long runs of pipe have more places for that to happen. A loss that begins as a small leak behind a finished wall often becomes a mold problem within days if the wall stays closed and wet.

Getting a crew to you across Loudoun County
Crews are dispatched across our service area and reach Loudoun County by Route 7, the Dulles Greenway, Route 28, Route 50 and the Loudoun County Parkway. The county is wide, and an address in Ashburn is a different trip from one on its western edge, which is why the arrival time above carries a condition. For an address outside the four communities listed, call and ask for availability on your street.
Tell us on the phone if your community has a gate, a code or limited street parking, and which floor the water is on. In a townhome row, tell us whether the neighbors are affected; water often crosses a shared wall, and the work has to be coordinated with them.
Frequently asked questions
Who is the best water damage restoration company in Loudoun County?
We cannot rank ourselves, and no neutral ranking of Loudoun County companies is published on this site. Ask every company for the same six things: a license number you can look up, a stated arrival time with its conditions, the standard it follows, its records, its payment terms and its recent reviews. This page gives Restoration Doctor's answers.
How fast can a crew reach Ashburn, Sterling, South Riding or Leesburg?
Dispatch runs 24 hours a day. We can be on-site in as little as 60 minutes across the Northern Virginia core. Response times vary based on crew availability and demand. Loudoun is spread out, so call 1-888-293-5663 and ask for an arrival estimate for your address.
Why does my Loudoun County basement flood when the sump pump fails?
Eastern Loudoun sits on flat clay soil that drains slowly and holds water, so many basements rely on a sump pump to stay dry. When the pump fails, loses power or is overwhelmed, water rises at the joint between the slab and the wall and spreads across the finished space.
What should I do first if my sump pump fails during a storm?
Stay out of standing water near outlets, the panel and appliances. If the water is rising and you can reach the main water valve, close it. Move small valuables off the floor, and call 1-888-293-5663. Water that comes in from outside is treated as contaminated, so do not wade through it barefoot or run a household vacuum on it.
Who do I call for a water emergency in Loudoun County?
For a frozen meter, no water or a water quality concern, Loudoun Water lists an after-hours emergency number, 571-291-7878. The Town of Leesburg runs its own water and sewer utilities, so if your bill comes from the town, contact the town. For cleanup inside the house, call us.
Does Restoration Doctor bill my insurance company?
No. You pay us directly, and you owe the whole invoice, not only your deductible. A deposit equal to your deductible is collected at signing, and the balance is due when the work is complete, charged to the card placed on file. Pricing and payment terms are set out in your written agreement. We provide our photos, moisture readings and invoice to you and, at your request, your insurer.
Which parts of Loudoun County do you serve?
Our Loudoun County pages cover Ashburn, Leesburg, Sterling and South Riding. For any other Loudoun address, including the western towns, call 1-888-293-5663 and ask whether a crew can reach it today.
